New three-side open apartments allow for distinguished architectural character in the centre of the city
Amidst the urban residential potpourri of South Delhi, Botanica creates a landmark development within the contemporary residential typology. Conceiving an identity for itself as a boutique bio-luxury development, the project provides spacious and functionally efficient environments for its residents.
Although sited in a moderately low-income neighbourhood, the project grew to accommodate excellent luxury offerings within the city. The building by-laws render almost 40% of the site area as non-buildable. As a result, a 35 ft wide strip of land is left free on all sides, with a landscaped, 30ft high green wall, visible from any window. With approaches for the estate from the main road of Neeti Bagh, the space announces itself as an exclusive development that is animated with a visually scintillating water feature in an incredible 30-foot-high green envelope. The building accommodates a grand entrance lobby with a concierge desk and a cosy waiting space allowing each apartment to park 5 cars. Luxurious and spacious, new three-side open apartments create a distinguished architectural character for each floor plate.
A central movement and service core is crafted, around four apartments on each floor. To overcome parking challenges, it was decided to accommodate 4 dedicated car parks with one visitor car park for every apartment.
